Most properties launch within 2 to 4 weeks. The timeline depends on furnishing status, photography scheduling, compliance readiness and owner availability.

Short-stay properties need to be fully furnished. If your property is already furnished, we will assess whether the current setup meets guest expectations. If not, we will guide you through the additions or replacements needed. Setup and staging is one of our core services.

Yes. Every engagement starts with a conversation and a property inspection. You meet Brenton, see how we work, and receive a written property assessment before you commit to anything. No agreement is signed without both parties comfortable that Artelier is the right fit for the property.

20% of gross booking revenue, flat rate, applied to both Full Management and Co-Host engagements. No hidden onboarding fees, no tiered structures, no commissions inflated for higher-value properties. Cleaning costs are recovered directly from guests as a platform cleaning fee, so cleaning does not come out of your revenue.

Appropriate short-term rental insurance is recommended. Airbnb AirCover may provide up to A$3 million in property damage cover. Artelier also holds public liability and indemnity insurance to A$20 million. During onboarding we help you review your existing cover and identify any short-stay-specific gaps.

Compliance is handled on your behalf: WA STRA registration on the state Short-Term Rental Accommodation Register, council-level development approval where required, insurance appropriate for short-stay use, and safety obligations including smoke alarms and pool fencing. Your property is configured to meet applicable WA short-stay regulatory requirements at launch, with ongoing compliance monitoring across the engagement.

Some metropolitan properties operating more than 90 unhosted nights per year require council-level development approval, in addition to state STRA registration. Artelier advises on and manages the applicable process as part of onboarding. Council requirements vary by local government area, so we assess each property against its specific council’s overlay.

The property owner pays for repairs and ongoing maintenance, invoiced through your monthly owner statement with supporting trades documentation. Artelier coordinates the trades network and manages every event, but the cost is a property cost, not a management cost. Urgent repairs (safety, essential services) are actioned immediately; you’re informed at the point of action, with cost approval sought for anything above an agreed threshold.

Utility accounts remain in the owner’s name. Artelier can coordinate meter reads, provider communications and account queries on your behalf, but the utility bills are paid by the owner directly. This is standard practice for short-stay management and keeps utility cost visibility with the property owner.

If you are not satisfied with how your property is performing under our management after 90 days, you can walk away from the agreement without penalty, subject to the terms set out in the Owner Management Agreement.

Every booking runs through our guest screening protocol before confirmation: platform verification, booking history where available, stay purpose confirmation, and minimum-stay rules calibrated to the property. Bookings that fail the screen are declined. The protocol is applied to every booking, at every property, without exception.

Every guest issue has a defined response path. Non-urgent issues acknowledged within four business hours. Urgent issues (safety, access, essential services) acknowledged within one hour, 24/7. Our trades network handles urgent repairs. You’re kept informed at the level you’ve chosen: everything, exceptions only, or monthly summary.

Any damage identified at turnover is documented with photographs and referred to the relevant platform’s damage protection program. Airbnb AirCover, Stayz Property Damage Insurance and equivalent programs on other platforms cover most incidents. Artelier assists in the management of claims by gathering the documentation needed (photographs, repair quotes, incident timeline) and submitting it on your behalf through the platform’s damage protection program. The claim decision rests with the platform’s insurer or damage protection scheme. For damage exceeding platform cover, our screening protocol and the guest’s payment method provide additional protection paths.

We aim to prevent this before it happens. Our screening protocol filters for the right guest profile, and we notify immediate neighbours at onboarding with a direct contact number for operational concerns. If a complaint arises during a stay, it is escalated immediately, addressed with the guest, and resolved with the neighbour. Repeat noise issues result in the guest being asked to leave.

Cleaning is handled per booking. The cleaning fee is recovered directly from guests at the time of booking, so it does not come out of your revenue. We coordinate a screened cleaner network and inspect every turnover to hotel standard.

Your property is typically listed on Airbnb and then based on the optimisation strategy used and necessary for the listing other OTA’s like Booking.com, Stayz, and direct-channel bookings. We synchronise calendars and pricing across all channels so bookings do not clash and rates remain competitive. Multi-channel listing typically lifts occupancy and revenue over single-channel exposure.

Yes. Owners can block out dates for personal use at any time, and we will keep those dates off the platform calendars. Most owners use the property for a few weeks a year for their own stays or for family and friends. The choice is entirely yours.

Monthly owner statements are delivered within ten business days of month-end, showing revenue, occupancy, average daily rate, review scores and market position comparison.

Agreements are flexible. If your circumstances change, Artelier can support an orderly transition back to long-term letting. We help identify and refer prospective tenants, remove the property from short-stay platforms, and coordinate the changeover with any final short-stay bookings honoured. We do not negotiate or sign tenancy agreements, which remain for you or your licensed property manager to execute.

No issue. Owners can list a property for sale while it remains under short-stay management. We coordinate with your selling agent to accommodate viewings around bookings, and can pause active listings during the sale campaign if preferred. On settlement, the Artelier engagement ends without penalty.
